General Home Inspections
A general home inspection is an objective visual examination of the physical structure and systems of a house. This includes the home's HVAC, interior plumbing system, electrical system, roof, attic and visible insulation, walls, ceilings, floors, windows, doors, and the foundation. This also included the basement and structural components of the home.
Pre-listing Inspection
Having a pre-listing inspection puts YOU in control as the home seller. A pre-listing inspection provides you, the seller, with upfront information about the condition of your property. This will strengthen your negotiating position and put you steps ahead of the selling process.
Pre-Drywall Inspection
“Pre-drywall” refers to the stage during the homebuilding process, just after the installation of certain elements – such as the doors, windows, foundation, flooring, wall and roof components, plumbing and electrical rough-in – and right before the drywall is hung. Having an inspection during this phase is beneficial because drywall can obscure some aspects of the interior and make identifying or fixing any problems both difficult and expensive, once the home is completely finished.
11-Month Home Warranty Inspection
An 11-month home warranty inspection is an inspection that is performed right before the builder’s warranty expires. (This also includes seller-provided/buyer-provided warranties. This is crucial in finding and fixing any undetected or new issues before your warranty expires.
Radon Testing
Radon is a radioactive gas that occurs naturally outdoors in harmless amounts. However, when breathed in over an extended period of time, it can cause lung cancer. Radon levels are usually the highest in the basement or crawl space of the home. According to the Environmental Protection Agency (EPA), all homeowners should have their homes tested for radon. Radon has been found in all 50 states and it's impossible to predict which homes are safe without a test.
Mold Testing
Mold is a fungus that thrives on moisture and can be found both inside and outside of your home.
A mold inspection is recommended if you notice a strong musty smell. Mold could be growing behind drywall or in a dark area. This is why it is recommended to have mold testing completed by a qualified and licensed professional.
Thermal Imaging
Thermal imaging is great for identifying signs of water damage in the walls, floors, and ceilings. It This process detects the difference in temperature between wet areas and surrounding dry areas. It can help detect moisture issues that would not be visible during a limited visual home inspection.
Mold Indoor Air Sampling
We collect air samples for mold in areas of concern. Our tests can determine the presence of mold and also determine which specific spores and amounts are present.
Well Water Testing
All homeowners should test their well water annually for total coliform bacteria, nitrates, total dissolved solids, and pH level.
Lead-Based Paint Testing
This consists of a surface-by-surface investigation to determine whether there is lead-based paint present. It is strongly recommended that all homes built prior to 1978 be tested for lead lead-based paint.
Sewer Scope Inspections
A sewer scope inspection involves the use of a specialized camera to inspect the condition of the sewer line that runs from the house to the main sewer line.
Multi-family/ Apartment Inspections
Much like a general inspection, our multi-family and apartment inspections involve a thorough assessment of each unit. It is important to have each unit inspected as there may likely be issues/concerns that are unique to each indivual unit.
FHA Foundation Certificates
According to FHA Inspection Requirements, the foundation on all Mobile Homes must meet certain criteria showing structural stability and for this, an Engineering Certification will be required.
